A residential development is a sequence of decisions. Our process defines each one — with clear checkpoints so partners always know where a project stands and what happens next.

Identify

Opportunity Intake & Initial Review

We source parcels directly and through landowner, broker, and professional partner networks. Every opportunity receives an initial review covering location, zoning posture, physical characteristics, likely product type, and any known constraints.

Go / no-go: does the opportunity warrant analysis beyond intake?

Analyze

Feasibility & Market Underwriting

For opportunities that pass intake, we build a feasibility model — market absorption, comparable sales, cost estimates, entitlement timeline, and preliminary residual land value. Third-party consultants (planners, engineers, land-use counsel) are engaged as needed to validate assumptions.

Go / no-go: does the underwriting support proceeding to structuring?

Structure

Capital & Partnership Assembly

We structure the transaction — landowner joint venture, acquisition, capital partnership, or hybrid — and align investors, lenders, and the project team. Legal documentation is prepared with counsel; obligations, economics, and reporting are defined.

Go / no-go: are the deal terms, capital, and partner commitments in place to close?

Build

Entitlement, Design & Construction

Entitlements are finalized, design is completed, contractors are engaged, and construction proceeds under coordinated oversight. Budget, schedule, and quality are monitored against the underwritten plan with regular partner reporting.

Checkpoint: monthly project reporting, cost tracking, and construction milestone review.

Sell

Marketing, Sale & Distribution

Completed homes are marketed and sold in coordination with licensed brokerage partners where required. Proceeds are distributed per the project agreements and a project close-out summary is delivered to all partners.

Close-out: final accounting, distribution, and lessons-learned review.
